The owners of this 4-room HDB flat were no longer living there, so it was an easy decision to (massively) decultter the place in order to get it ready for sale. We packed loose items into boxes, and removed all the old furniture from the unit. With a clean slate, we got the house repainted, change the ceiling lights in the living room and kitchen, and replaced the blown bulbs of the existing downlights.

We then curated some furniture from our warehouse that were suitable for the apartment, and managed to stage it up within a few days. The end result was a simple but cozy ambience that was pleasant and inviting.

In less than 3 days after the advertisement went online, we managed to secured 20 viewings. With the enquiries coming in fast and furious, we conducted 30 viewings over a weekend, managed to secure 7 amazing offers, and sold the property above our asking price on the 2nd day!

 

 

Huge transformation for this 20-year-old flat

 

The older flats in Sengkang have just crossed the 20-year mark. This flat boasts a huge living area with beautiful granite floor. However, the original lighting was inadequate and the window grills obstructed the unblocked views and made it looked “caged-up”. The colour scheme, old cornices and wallpaper around the whole house had to go in order to give this home an updated look.

The end result was a bright and airy ambience that was warm and inviting. We immediately received multiple offers within the first week of viewings, and the property was finally sold at $50k above the prevailing market price for that area.

It’s always a joy to work with motivated home owners who understands the importance of preparing a home before putting it up for sale. The priority for the owner was to empty the house to make it free from old furniture, clutter, and unwanted items. With a clean slate, the makeover began with a fresh coat of paint (all white) and a thorough clean before the furniture was brought in. A neutral palette worked well for this well-lit home, and the Nordic / Scandinavian inspired furniture completed the ambience. One of the key things that made the greatest impact was the removal of the old window grills. The flat had big windows and beautiful natural light dying to shine through. It took 10 minutes to remove the grills, and the whole apartment was glowing with joy thereafter. With the makeover complete and the flat looking cozy and inviting, we managed to attract more than 18 buyers to view, and received 5 offers over a span of 3 weeks.

This 4-RM flat in Serangoon was very well maintained and easy to work with. It was evident that the existing lights needed a change to brighten up the interior to add that extra coziness back into the apartment. It took about 1 week to remove the existing cornices and lights, install wires for new lighting points, erect an L-Box around the living hall, paint entire house, and finally to install the LED downlights and track lights. The careful curation of the furniture pieces and deco took another 2 weeks to prepare the apartment before the doors were open for viewings. The flat was sold within 6 weeks after approximately 20 viewings.

This 5-RM HDB flat in Sembawang was tenanted for a number of years before the owners decided to put it up for sale. Before coming to us, they had another property agent marketing it for more than 3 months without any success. With units in the vicinity selling for as low as $360,000, we knew a complete makeover was necessary to get the highest price possible. Over 10 days, we painted the house, changed the lights, furnished it and added a few finer touches to transform the space into a cozy abode. Within a week, we had more than 10 viewings, manged to get 2 offers and got it sold at $400,000.

This was a low-floor and original 3-RM flat. The floor was covered in dark-patterned vinyl sheet that was visibly at least 30 years old. In order to give potential buyers a good first impression, we decided to do something about the flooring. After 3 days of sourcing, we managed to find a low-cost supplier in Malaysia for new vinyl floor tiles. We picked a light wood-grain texture to brighten up the apartment and to give it a Nordic / Scandinavian look. Before we could bring in the furniture, we received an offer and got it sold in 5 days.

Built in 1972, this was one of the oldest flat that we have successfully sold in 2018. The apartment was marketed by 2 agents for about 9 months without any success. The objective of this makeover was to “de-personalize” the space to give potential buyers a chance to see and appreciate this 3-RM flat as a warm and comfortable home. White paint, warm lights, and a major re-organisation of the living space transformed this flat.

The aim of this makeover was to give the apartment a more updated look. But in order to achieve that, the existing furniture had to go. This makeover wouldn’t have been possible without the understanding and support from the home owner. By using carefully selected pieces of furniture, we managed to give this HDB apartment a fresh and modern new look. Cost of this makeover was kept to a minimum by making use of 2nd hand furniture and appliances. In total, we spent under $600 for this makeover, which includes giving the apartment a fresh coat of paint.

This 5-RM HDB flat in Hougang was a joy to sell. Already nicely renovated, all that was needed was to de-clutter and de-personalize the space to enhance the ambience for a weekend open-house.
